Hello all,
After months of trying to find a subleaser for my apartment, I finally found a prospective buyer for it. While filling out paperwork, the apartment management then told me that the new leasers will HAVE to be a university student, but state that they are not affiliated with the university. They also require the leasers to provide student ID, and their GPA.
They have no written permission from the University stating that this is okay, but could potentially cut into their income from their dorms.
I could see if they cater to university students, but wouldn’t they have to also take other leasers as well to avoid a lawsuit?
Are they legally allowed to do this, and should I inform the university about what they are doing?
So, can anyone shed some light on this for me?

I am planning on moving from my duplex to a cheaper apartment affiliated with my university. My original lease was from March 2012 until September 2012. I told my landlord I want to extend my lease, but never signed any paperwork for the extension. So, my question is, would it count as a broken lease if I moved out in January? Just curious, I may not move until this coming March. Thanks!

According to news reports, this sudden violent rampage was completely out of character for James Holmes, who was described as “shy.”
The New York Times is now reporting:
Billy Kromka, a pre-med student at the University of Colorado, Boulder, worked with Mr. Holmes for three months last summer as a research assistant in a lab of at the Anschutz Medical Campus. Mr. Kromka said he was surprised to learn Mr. Holmes was the shooting suspect. “It was just shocking, because there was no way I thought he could have the capacity to do commit an atrocity like this,” he said. There is already conjecture that James Holmes may have been involved in mind-altering neuroscience research and ended up becoming involved at a depth he never anticipated. His actions clearly show a strange detachment from reality, indicating he was not in his right mind. That can only typically be accomplished through drugs, hypnosis, or trauma (and sometimes all three).
His behavior doesn’t add up
His behavior already reveals stark inconsistencies that question the mainstream explanation of events. For example, he opened fire on innocent people but then calmly surrendered to police without resistance. This is not consistent with the idea of “killing everyone.”
Furthermore, he then admitted to police that his apartment was booby-trapped with explosives. If you were really an evil-minded Joker trying to kill people (including cops), why would you warn them about the booby trap in advance? It doesn’t add up.

“After his arrest, Holmes told police about ‘possible explosives in his residence,’ Oates said. When police searched his apartment, they discovered it was booby-trapped and evacuated surrounding buildings, police said. Oates said bomb technicians are determining how to disarm flammable or explosive material in the third-floor apartment. He said police could be there some time.”
None of this checks out. If you’re a killer bent on causing mayhem, why tell the police about your surprise bomb waiting for them back at your apartment?
Holmes was clearly provided with exotic gear

“He said pictures from inside the apartment are fairly disturbing and the devices look to be sophisticated, adding the booby-traps were ‘something I’ve never seen.’ One rifle, two handguns, a knife, a bullet proof vest, a ballistic helmet, a gas device, a gas mask, military SWAT clothing and unidentified explosives were also found in Holmes’ car, a law enforcement source told CBS News. Oates said Holmes wore a gas mask, a ballistic helmet and vest as well as leg, groin and throat protectors during the shooting.”
In other words, this guy was equipped with exotic gear by someone with connections to military equipment. SWAT clothing, explosives, complex booby-traps… c’mon, this isn’t a “lone gunman.” This is somebody who was selected for a mission, given equipment to carry it out, and then somehow brainwashed into getting it done.

This is not your run-of-the-mill crime of passion. It was a carefully planned, heavily funded and technically advanced attack. Who might be behind all this? Having it defined as ‘reasonable’ is so ambiguous. Different people are different people, and the body has different levels of physiological arousal.
What I, as a teenager with Asperger Syndrome, an anxiety stress disorder, consider a ‘reasonable’ response to the fear of a masked burglar in my apartment, is going to be different to a depressed person who’s given up caring would consider ‘reasonable’ in the same situation.
Also, different political affiliated people will have different opinions on ‘reason’, so is the UK’s self defence law too ambiguous and in need of clarification?

In the year 2008, a myriad of musicians released their works, but only a tiny fraction of them got to enjoy international fame, among whom was Lady Gaga. She went from living in the cheapest apartment she could find and (I quote) “eating shіt” to being called one of the most influential people in the world by Times Magazine, taking first place in Forbes’ celebrity list, and let us not forget MTV EMA 2011.
What happened? Lady Gaga’s rise to fame was brought by the commercial success of her releases, but what caused them to be successful? Is it defined by competition on the free market, or could it be all decided ahead by some elite group? Do “the few and the secret” pull the strings of “the many and the known”? Sounds almost like a conspiracy theory. Sure, maybe getting a bargain with a major record label is half the job, but it wouldn’t be fair at all to say that her success is entirely owed to the label she signed up with.
You can argue that she is famous solely due to the merit of what she has to offer as an artist, saying that it’s infinitely greater than what any commoner has, but that doesn’t sound objective to me. there are plenty of undiscovered gems out there. You can also argue that it’s still just about being in the right place at the right time, but which place and which time were right? What set her apart from all the other musicians and performers who too were lucky enough to wind up in the right place at the right time with her?
Perhaps, the most interesting point is the very beginning. From what I see on Google Trends, her rise to fame hadn’t been as abrupt as I thought. She started being noticed in 2008, but it wasn’t until 2009 that the Google Search Volume index for “Lady Gaga” reached 0.5 (and went on to exceeded 4.00 that same year).
The mechanisms of show business are all so fascinating to me. Anyway, have you seen the dіldo boots Gaga wore on American Idol? That was phenomenal! xD I’m so buying myself a pair of those when I finally get rich.

TOPIC: Civil lawsuit and Enforcement of a judgment thru a “LEVY”? Search and seizure. Exactly how does this work?
INTRO: my cousin owns his own business, but got sued by a larger company who is a known bully in the field and basically accuses small companies for stuff they didn’t do because the judge in his town is “buddy buddy” with them, i don’t know the arrangement and can’t prove it), but they basically swoop up the entire market share in his field one-by-one by knocking off these small companies with bogus claims in high courts. He couldn’t afford an attorney but they brought 4 of them as they do in all their cases apparently. Here’s my question:
QUESTION: He lost the case and it’s some ridiculous amount he’ll never be able to afford. It’s going to destroy his life and his family’s, but he doesn’t want to have to file bankruptcy (for a number of reasons…at least yet). He was asking what happens if he doesn’t/can’t pay and they sell the judgment to a collection agency/lawyers who specialize in capital recovery and the like. He doesn’t own any property but has built up a sucessful online company from his apartment and is the most honest, hardworking guy I’ve ever known. His company is popular because of his line of products and his customer service but he’s only been doing it for 8 years (I never see him anymore). He has 3 kids he’s trying to put through college. However, If the civil judgment is for a crazy amount ($375,000) and he owns no property except what’s physically “in” his apartment, once the lawyers sick the collections agency on him, he and his family are worried that the same judge will just sign off on anything they put in front of him, based on the case so far. Their fear is that the lawyers will just get get a lien on his business (auction it off, even if no property, auction of the trademarks and all that stuff he’s worked hard to build) and bring it over to their company like they’ve done with the other lawsuits.
From his research his fear is that they will get a search and seizure (not sure the term) and go in and take ALL his family’s stuff (we know there are exemptions), but like take his safe etc which has all his trade secrets and kid’s future college tuition. He knows not to put it in the bank because they could levy it all in one day. If they don’t know he has a safe per se, WHAT IS IT CALLED (AND EXACTLY HOW FAR CAN THEY GO) can they get some sort of “general” lien/search and seizure where they can go in (knock or barge in–don’t know) and take anything “of value” / to pay back that civil judgment where they then sell it at auction? Do they “have” to have items named, like safe, or can it just be “go in and get anything over a certain value”. We all know/have seen those public auctions wher they’ve gone in and levied (???) people’s stuff. He’s renting his apartment with his wife, their 3 kids, and his wife’s brother in-law who recently lost his job and they took him in.
Sorry for writing too much, so basically this question is about enforcement of a levy (other than bank/paycheck because he works for himself). Just need to know can they levy what’s in his apartment, do they have to knock, does the search and seizure (not sure what it’s called in this case) have to “specify” items that can be taken (can items even be taken?), auction them, etc. Also (another question) can they just slap a notice on his front door and auction off his business? (you know who will be there to buy it too). Also, is it the local marshalls who do this? What kindof paperwork would they need? Whatever detail you can provide would really help. Thanks so much.
